The Real Estate Closing Checklist for Loan Signing Agents

Every document, every signature, every initial. The signing-agent checklist that prevents costly post-closing errors.

A typical residential closing package includes the Closing Disclosure, Promissory Note, Deed of Trust or Mortgage, Settlement Statement, Title Affidavit, Compliance Agreement, Errors and Omissions Compliance, Right to Cancel, and dozens of borrower acknowledgments.

The loan signing agent's job is not to explain the loan — it is to ensure every signature, initial, and date is captured exactly where required, that the borrower's name appears as printed on the lender's documents, and that the package returns to the title company complete and correctly notarized.

A missed initial can delay funding by days. A misdated Right to Cancel can void the closing entirely.
