Reverse Mortgage Signings: What Makes Them Different

HECM packages are twice the length of a refinance, require HUD counseling certificates, and the borrowers are often elderly. Plan accordingly.

A Home Equity Conversion Mortgage (HECM) reverse mortgage signing typically runs 90–150 minutes — roughly twice a standard refinance. Packages include the HUD counseling certificate, occupancy affidavits, anti-churning disclosure, and a longer Right to Cancel window.

Borrowers must be 62 or older. Many will have hearing, vision, or mobility limitations. Bring extra reading copies, work at the borrower's pace, and confirm understanding at each major section.

The HUD-1 and counseling certificate must be reviewed at the table. If the borrower can't locate their certificate, contact the title company before signing — closing without it will void the package.
