Why do real estate closings require a notary?

Deeds, mortgages, deeds of trust, and most loan documents must be acknowledged before a notary to be recorded with the county. Without a valid notarization, the document cannot enter the public land records — and the title transfer or lien is unenforceable against third parties.

Is a regular notary enough, or do I need a loan signing agent?

For a full mortgage or refinance package (typically 80–150 pages), use a Notary Signing Agent (NSA). NSAs are trained on loan documents, RESPA timing, and the Closing Disclosure, and carry the higher E&O insurance ($100k+) most title companies require. A regular notary is fine for a single deed or quitclaim.
